Logistics real estate: a new omnichannel approach

Recently, thanks to the boom of eCommerce, new trends and new challenges have emerged in the world of logistics, which have led several foreign and Italian institutional investors to look at this sector with increasing interest. From a survey carried out by the Contract Logistics Observatory “Gino Marchet” of the Polytechnic of Milan concerning the study and evolution of logistics real estate, it has been learned how warehouses are literally evolving. In the emergent scenes of market new necessities and opportunities are evidenced as far as the use of warehouses of various metrature is concerned. They are born, therefore, new concepts where the words of order are: flexibility, digitalization of the supply chain and sustainability.

The survey carried out by the Observatory has involved 99 companies, among producers, retailers and suppliers of logistic services. Almost all of the interviewees prefer a warehouse located in a strategic point, which allows easy accessibility to delivery points, freeway and railway networks, and at the same time proximity to the sites of their suppliers. The preferred warehouses are those that allow the integration of different options, thus allowing the offer of a flexible service, and the so-called “zero floor warehouses“, which are mainly developed in height. As a result of the research it emerges that in the future of the logistic warehouses will be searched mainly storage warehouses, proximity warehouses and fullfilment centers.

Therefore, eCommerce has led to an increasingly omincal service offering, and this strategy has also influenced the design of warehouses, especially impacting order picking, shipping, inbound and outbound sorting, cross docking and value-added services.
